The Value Engineer’s job is to ensure that the client gets what they truly need and can afford, rather than what the designer believes is the best solution.
As Value Engineers, we strive to find the most economical technical solutions without compromising functionality or the quality of the building. While designers also represent the interests of investors, their approach can differ significantly. The best-known and proven technical solutions are not always the most cost-effective, affordable, buildable, or maintainable options. We emphasize the importance of producing coherent design documentation, identifying and addressing over- or under-designed sections early on.
One of the biggest challenges we face today is that contractors often want to replace, omit, or alter many aspects of the design due to cost, availability, and buildability concerns. This can result in a building that significantly deviates from the original plans, leading to disputes and leaving investors feeling cheated, as they do not receive the building they paid for. Effective value engineering results in optimized plans and contracts, reducing the contractor’s scope for changes and substitutions. With significant savings already achieved, there is less pressure to accept the contractor’s proposals, ensuring the building is constructed as designed, not as altered by the contractor.
