The project began in March 2024, and the official opening of the four-star superior hotel took place on December 1, 2025. The project focused on the renovation of two downtown office buildings\u2014located at 10 and 12 Sas Street\u2014 which are of mixed-use and hold historical value, where the development of modern hotel facilities was subject to strict regulatory and heritage preservation requirements throughout the process. The heavy foot traffic resulting from the project\u2019s immediate proximity to the Basilica posed a unique logistical challenge throughout the entire project, particularly during holiday seasons.<\/p>\n
The goal was to transform the former office buildings\u2014which were over a century old\u2014into a modern hotel that meets today\u2019s guest expectations. Key priorities included a high-quality renovation that harmonizes with the historic surroundings, as well as the integration of state-of-the-art technologies. At the request of the authorities, the distinct architectural character of the two buildings had to remain discernible even after the renovation. Construction proceeded according to a tight schedule, with an average of about 130 people working on-site each day while meeting high-quality standards. Several factors complicated the project, including the particularly busy location, the mixed structural composition of the buildings, and the need for ongoing coordination with authorities due to the two buildings\u2019 differing heritage protection classifications.<\/p>\n
During the project, several interventions were carried out that were noteworthy from both a technological and structural perspective. The installation of a state-of-the-art cooling and heating heat pump, which was hoisted into the attic, required a major urban logistics operation. In the building at No. 12, an energy-efficient atrium enclosure was constructed to ensure more sustainable operation, and an elevator serving four floors had to be installed in an existing courtyard while preserving the original structural elements. During the reconstruction of the tower section of the building at No. 10, replacing the rotten wooden beams with a steel support structure presented a spectacular and critical structural challenge. A total of 75 standard and superior rooms were created in the two buildings, and the rooms in the building at 10 Sas Street offer a direct view of St. Stephen\u2019s Basilica.<\/p>\n
Sp\u00e1nyi Partners Zrt. was responsible for the overall management and technical supervision of the project, while Market \u00c9p\u00edt\u0151 Zrt. served as the general contractor.<\/p>\n
